QT’s are well loved here in the Upstate of South Carolina and this store does some great business. It’s right in the heart of the retail shopping area known as Woodruff Road. There are 145,000 vehicles per day that travel along Woodruff Road. It’s quite remarkable.
Worth noting, there was a brand new 7-Eleven that was just built a couple of blocks away from this QT. That 7-Eleven sold in August of 2024 for $6,550,000.

The much anticipated Spinx Market & Eatery has opened in downtown Greenville’s West End. What a delight it is!
Ever since I saw the initial renderings for this I was very interested in seeing it in person. It really is fabulous. The retro design is a wonderful throwback and innovative all at the same time. It is a much needed business in this area of Greenville. It’s in the former space for Cook’s Station which moved to brand new space at 515 Buncombe Rd.
Spinx of course is one of South Carolina’s largest developers and are known for gas stations and C-stores throughout South Carolina. This is a new concept for them and one that I believe they could use to expand certainly across South Carolina, but I would think this could do really well in other towns and cities that are like Greenville where you have a very walkable downtown area.
They do serve limited hot food but you can show up for a hot breakfast sandwich or buy their Spinx chicken of course. They also serve drinks believe it or not so if you need something late in the day or after work, they have you covered.
There is lots of outside seating. At the front of the building is a covered patio. That’s shaded in the morning. If you want sunshine, head out back to the patio there where the sun is plentiful.
Steve Spinx has said that with many of the goods that they are selling in the store, that they have tried to use local providers where possible. It’s a nice touch.
When I was there this morning, I asked several people what they thought both as they were coming into the store and leaving. To a person they all said it was great and they had this genuine smile on their faces – like the smile I had as well. The really like it. The response was instinctual in a way. It’s why I am saying that what Spinx has done with their new Spinx Market & Eatery is make commercial real estate fun again with these beautiful new design and concept.

If you have not been to a Buc-ee’s, they are quite the American experience. I remember the first time walking into the actual store itself, I thought I had walked into a major sporting event. It was loud and energic! I loved it and my sons did too!
Here’s an excellent post from Chris Koerner with the locations of future Buc-ee’s. no doubt his assumptions are right about those who invest in and around these giant C-stores. These impact both residential investment properties as well as commercial properties.
If you’ve been to South Carolina, you know how much the people LOVE QuikTrip! They are awesome gas stations and convenience stores and they are all over the place here in the Upstate.
This QuikTrip in Piedmont just sold according to the GSA Report. It’s located at 2085 Highway 86, Piedmont. Terms of the deal were not disclosed. The property sits on 3.19 acres and was built in 2019. If I see the sale hit the tax record, I’ll update this post with the sale information, but for now, nothing is showing up. It must be a very recent sale.
According to the article in GSA Report, “Timothy Nichols, Sean Sharko and Austin Weisenbeck, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, had the exclusive listing to market the property on behalf of the seller, a South Carolina limited liability company, and procured the buyer, a Phoenix, Ariz.-based limited liability company, the release stated. Ben Yelm, broker of record in South Carolina, assisted in closing the transaction.”
