We never need your taxes, income statements, any personally identifiable information etc. If you do decide to then do a study with us, we will ask for the following.

A note about Opportunity Zones…we don’t see a lot of these yet because these are relatively new classifications of property but if your building is in an Opportunity Zone, please let us know that. If you purchased it with deferred capital gains, we’ll need to know how much that was.

Items Needed for Engineering-based Cost Segregation Study:

–> Closing Statement: if a recent purchase

–> Appraisal

–> Survey

–> Building Plans / Sketches / AIA

–> Improvements List: we’ll need receipts or invoices if work was done recently

–> Site Survey – we will conduct this by sending a photographer to take pictures of the building and property

–> Building Basis Confirmation

Once everything is received by our study team, they will begin the engineering-based cost segregation study. It will take 6 weeks to complete. We will deliver a full report along with a shorter cost report that has the key details for 5, 15, and 27.5/39 year property. Included will be the key building systems where we will calculate the depreciable value and replacement value help owners comply with the Tangible Property Regulations.
